Creating and Customising Your Interactive Property Report
Welcome to the guide for our new interactive property report feature! This tool allows you to create dynamic, customizable, and branded online reports for your investors, clients, or partners, offering a significant upgrade from static PDF reports.
Benefits:
Interactive: Users can explore data, zoom on maps, view comparable photos, and click through planning applications.
Customizable: Tailor the report content, layout, and branding.
Professional: Host reports on your own domain (optional, covered in a separate guide) with your logo.
Efficient: Helps you present deals more effectively and potentially close them faster.
Getting Started: Accessing the Report Builder
Navigate to the Research section in your dashboard.
Select Report Builder.
You'll see options like "Build Report" and potentially "Add Your Own Domain". For this guide, we are focusing on Build Report.
Click Create Report.
Creating Your Initial Report
Enter the basic property details:
Postcode
Property Type
Number of Beds
The system will generate an initial report. The view you see now is the Edit Mode. This is where you customise the report before finalising it. What you see here (with the edit controls) is fundamentally what the end-user will see (without the controls).
Understanding the Edit Interface
Edit Mode: Allows you to modify, reorder, and remove content.
Preview Mode: Click the Preview button (usually at the top) to see exactly how the report will look to the recipient, without any editing tools visible. Switch back to Edit Mode to continue customising.
Left Navigation Bar: Shows the main sections of the report (Overview, Comparables, Market, etc.). You can reorder or remove entire sections here.
Components: These are the individual blocks of information within each section (e.g., the map, the property value box, a specific comparable table).
Customising Your Report
You have granular control over the report's content and layout:
Branding: Replace the default logo and branding elements with your own (details likely in account settings or specific branding section).
Moving Components/Sections:
Components: Look for the six-dot icon (⠿) on a component. Click and drag to reposition it within its section.
Sections: Click and drag the section names in the left navigation bar to change their order in the final report.
Removing Components/Sections:
Components: Click the minus icon (-) on a component to remove it. Removed components are often listed in a "Removed Items" area in case you want to add them back (using a plus icon +).
Sections: Click the minus icon (-) next to a section name in the left navigation bar to remove the entire section.
Editing Specific Sections:
Overview/Summary: Edit the text fields to add details about the opportunity, your business, contact information, or a custom summary. Use the formatting tools provided.
Address & Map: Adjust the map view and reposition the Street View peg if needed.
Property Value:
An initial AI-estimated value is provided.
Click into the value field to edit it (e.g., change £450,000 to £400,000).
Use the checkbox (often mentioned as a 'lock') next to the edited value to fix it.
Edit other details like Bedrooms, Property Type, Year Built, Property Size, EPC rating, etc.
Reorder elements like Mobile Coverage and Broadband Speeds using the move (⠿) icon.
Comparables:
End-users can click dropdowns for full details and view photos.
Remove individual comparables: Use the minus (-) icon next to a property in the table. They will move to the "Removed Items" section.
Add comparables back: Click the plus (+) icon in the "Removed Items" section.
Filter tables: Click filter/edit icons on tables (e.g., "For Sale") to refine the criteria (price range, property type, date listed, etc.). You can also add new filters.
Remove entire tables: If you only want to show specific comparables (e.g., just Sold properties), remove the other tables (For Sale, Rent).
Toggle between Map View and Card/Table View.
Market Data: Filter the market statistics by Outcode, Postcode + Radius, or Full Postcode.
Local Area: Provides information on nearby schools, transport links (bus, train, tube, airport), and planning applications. You can add filters to the planning application list and click on individual applications for details.
Gallery: Upload property images here. They will display in a carousel. This entire section can be moved (e.g., place it within the Overview section).
Previewing Your Report
Periodically click the Preview button.
This hides all editing controls and shows the report exactly as the recipient will see it.
Verify your changes (e.g., if you removed the Summary section, check that it's gone in Preview Mode).
Switch back to Edit Mode to make further adjustments.
Finalising and Sharing the Report
IMPORTANT: Once you create the final report link, you cannot edit the report further. If changes are needed, you must start over and create a new report, which will generate a new link.
When satisfied with the preview, click Create Report Link (or a similarly named button).
A dialog box will appear. Enter a unique Report Name (e.g., "123 Main St - Investor Pack - Nov 24").
Click Create Final Report.
The report will appear in your list/table of generated reports.
You can copy the unique report link (often via a copy icon or button) to share. If you have set up a custom domain, the link will use that domain.
You can also view the final report directly using a view icon (arrow button).
