How to Find Comparables Data

What This Feature Does

The Comparables Tool helps you analyse the competitive landscape for short-term rental properties. Find comparable properties to your listing (or a property you're considering), track their performance over time, and benchmark your results against the competition. This tool is essential for investors, property managers, landlords, and sourcing agents who need to understand market dynamics and validate investment opportunities.

The updated Comparables Tool includes powerful new features:

  • Save and track compsets - Create multiple comparison sets and monitor them over time

  • Edit your comparables - Remove or add properties to refine your analysis

  • Historical performance data - View month-by-month trends, not just current snapshots

  • Visual insights - Scatter plots showing revenue, occupancy, ADR, and RevPAR distributions

  • Export capabilities - Download data as JPEG, PDF, or CSV

The algorithm behind the tool remains the same, so you can trust the automatic selections or customise them to your preferences.

Getting Started: Your Compsets Dashboard

When you first access the tool, you'll see a table of all your saved compsets. From here you can:

  • Delete - Remove old compsets you no longer need

  • Rename - Update compset names for clarity

  • Edit - Change which properties are included in a compset

  • View Performance - See detailed analytics and insights for that compset

Creating a New Compset

Step 1: Enter Basic Details

Click Create New Compset and provide:

  • Name - Give it a descriptive name (e.g., "Demo Comp")

  • Address - Enter a postcode, street address, or area

  • Match Radius (optional) - Set how far to search (e.g., 3 miles, 25 miles). Leave this wider to let the algorithm find the best matches

Click Confirm to proceed.

Step 2: Review Suggested Comparables

The algorithm will suggest comparable properties based on:

  • Location proximity

  • Property type and size

  • Market positioning

You'll see a list of potential comparables showing:

  • Property details and photos

  • Days available (historical data depth)

  • Revenue metrics

  • Occupancy rates

Step 3: Refine Your Compset (Optional)

If you're happy with the automatic selection, simply click Review Performance in the top right to skip straight to the analytics.

If you want to customise, you can:

Remove properties - Click the delete button next to any property you don't want included. Common reasons:

  • Insufficient historical data (e.g., only 98 days available)

  • Different property type (e.g., removing a mews property when analysing flats)

  • Not truly comparable

Add properties - Browse available comparables and click the plus button to add them to your compset. Added properties turn purple to show they're included.

Filter available comparables - Use the filters to narrow down options:

  • Minimum revenue threshold

  • Minimum days available (more data = better insights)

  • Other performance metrics

Example filter: "Show only properties with £0+ revenue and more than 215 days of data"

Step 4: View Performance

Once you're satisfied with your compset, click Review Performance to access the full analytics dashboard.

Understanding the Performance Dashboard

Overview Metrics

At the top, you'll see compset averages:

  • Average Revenue - Mean annual revenue across all properties

  • Average Occupancy - Typical occupancy rate (%)

  • Average ADR - Average Daily Rate

  • Average RevPAR - Revenue Per Available Room

Understanding the Data

The data is presented in three formats—mapped, graphed, and via property cards. Each format serves different analytical needs.

Scatter Plot Analysis (Graphs)

Each metric has a scatter plot showing the distribution across your compset:

  • Every dot represents one property showing its 12-month performance

  • Click any dot to see which property it represents

  • The line shows the average for your compset

Revenue Distribution - See the range from lowest to highest earner (e.g., £11,000 to £55,000)

ADR Distribution - Identify which properties command the highest nightly rates

RevPAR Distribution - Understand revenue efficiency across the compset

Occupancy Distribution - See which properties achieve the best booking rates

Historical Performance Charts

Month-by-month trend charts show:

  • Revenue trends - How the market has performed over the past 12 months

  • Occupancy trends - Seasonal patterns and market dynamics

  • RevPAR trends - Revenue efficiency over time

These charts help you identify seasonality and market momentum.

Property Cards

Each selected comparable has a property card providing full details:

  • LTM Revenue - Last 12 months total revenue

  • LTM Average ADR - Last 12 months Average Daily Rate

  • LTM Occupancy - Last 12 months occupancy percentage

  • LTM Available Days - How many days of data we have (more is better)

  • Property Details - Bedrooms, bathrooms, property type, amenities

  • Photos - Visual overview of the property

  • Airbnb/Vrbo Live Link - Click the platform icon to view the actual listing

Map View - Switch to map view to see where properties are located geographically. Click any property to view its card and access the listing link.

Sort Options - Reorder properties by revenue, occupancy, ADR, or other metrics to identify top performers.

Exporting Your Analysis

Download your compset data in multiple formats:

  • JPEG - Visual charts for presentations

  • PDF Report - Complete compset guide with all data and insights

  • CSV - Raw data for your own analysis

Click Create PDF Report at the bottom to generate a comprehensive document showing all your compset properties and performance data.

Using Compsets for Investment Decisions

Pre-Investment Analysis

Use the tool to validate investment opportunities:

  • Understand what revenue is achievable in the area

  • Identify the competitive ADR range

  • Spot market saturation or opportunity gaps

  • Benchmark expected performance

Pro tip: Narrow your compsets as much as possible. The tighter your selection, the more accurate your benchmarking.

Post-Investment Tracking

Save compsets to monitor your performance over time:

  • Track how your property ranks within the compset

  • Identify if you're lagging behind competitors

  • Spot trends that require pricing or marketing adjustments

  • Benchmark your growth against the market

Best Practices

Be selective - Quality over quantity. A tight compset of 5-10 truly comparable properties is more valuable than 30 loosely similar ones.

Check data depth - Properties with more historical data (200+ days available) provide more reliable insights.

Remove outliers - Delete properties that aren't genuinely comparable (different property types, locations, or target markets).

Update regularly - Revisit your compsets quarterly to track market changes.

Use filters strategically - Filter by minimum performance thresholds to focus on successful properties worth benchmarking against.
