When PropertyMarkIntel notices increased or decreased demand within your local area it will adjust your daily prices accordingly so your listing will maximise its revenue for that given day.
Our platform gives you full control over how much our rating impacts your price. When choosing to leave pricing down to our data-driven model you have 3 options on how you would like demand to impact your price.
A more conservative approach will lessen the impact that demand has on your price meanwhile a more aggressive strategy will increase the impact and make your price more volatile to market fluctuations.
You can also use our rule-based settings which gives you full control down to a specific date on what % impact demand should have on your price.

Demand Sensitivity default
Default requirement for any day where demand sensitivity is not specified in other rules.
Day of week rules
Custom demand sensitivity requirement for each day of the week.
Monthly rules
This feature will allow you to set Day of Week demand sensitivity for certain month/s. This will override the generic day of week demand sensitivity that you set for your listing. For example, if you want a higher minimum price for November, December and January depending on the check-in date.
Time-based rules
Create rules to automatically adjust the minimum price for stay dates within and beyond a specific number of days from the booking date. (e.g. high demand sensitivity for last-min bookings within 5 days. Low demand sensitivity for stay dates more than 6 days away)
Specify by Month
This feature will allow you to set Time-based demand sensitivity for certain month/s. For example, if you want the Time-based demand sensitivity to be applicable for January only:
Click the Specify by Month:
Select the specific month/s where the time-based demand sensitivity will be applied:
Day of Week
This feature will allow you to set Time-based demand sensitivity for certain day/s of the week.
Click the Specify by day of week.
Enter the demand sensitivity of each day of the week.
Date Specific rules
Create custom demand sensitivity for specific date ranges, such as holidays or events.
Click Add New Rule:
Select the date range and enter in the demand sensitivity. If you want to Date-Specific demand sensitivity to be recurring rule, you can check the Make Yearly box.
