How Matching Works
The tool analyses specific characteristics that drive Airbnb performance:
Property features, amenities, and building type
Distance to demand drivers
Guest appeal and presentation quality
Only strong matches are shown. If properties aren't similar enough, they won't be matched at all. Each match includes a Match Score and Profitability Score.

Financial Filters
Set minimum thresholds for gross yield, net yield, monthly cash flow, or show profitable properties only
Match Quality (Critical)
Filter by match strength and profitability:
Set both to "Very Good" or "Excellent" to see only the highest-quality opportunities
Example: 599 results filtered down to 139 by showing only very good/excellent matches.
Analysing a Match
Compare photos - Look for identical features (same building, similar finishes). Properties in the same block with matching balustrades indicate reliable comparisons.
Review numbers - Check projected revenue and cash flow based on your settings
Use map view - Verify locations and proximity
Open listings - Click arrows to view Airbnb and sale listings
Get AI insights - Click the AI button for detailed analysis including:
