What This Feature Does

The Find a Market Tool helps you discover investment opportunities across the UK by filtering areas based on investment strategies and demand drivers. Instead of manually researching hundreds of locations, you can quickly identify markets that match your specific criteria and investment approach.

Understanding Strategies vs Demand Drivers

Strategies (purple tags) - Different investment approaches you might pursue:

  • Rent-to-Rent Bible - Markets where short-term rental income significantly exceeds monthly rent (2.5x+)

  • Rising Market - Areas with 10%+ year-on-year revenue growth

  • Solid Earner - Consistent high-income performance over time

  • Year-Round Income - Low seasonality, smooth income across all months

  • Dual Income - Markets suitable for student/long-term lets in winter, serviced accommodation in summer

  • High Yield - Areas providing strong rental returns

  • Premium Market - High average daily rates

  • Supply Gap - High demand with low listing density (opportunity to enter)

  • High Competition - High density of short-term listings (saturated market warning)

Demand Drivers (icons at bottom) - Factors creating rental demand in an area:

  • Universities, hospitals, airports, stadiums

  • Heritage sites, National Parks, coastal locations

  • Events, skiing, contractors, military bases

  • Cities, natural beauty, attractions

Using Markets vs Sub-Markets

Focus on the Sub-Markets tab - This breaks down regions into specific areas (e.g., London splits into Mayfair, Paddington, Camden). The Markets tab only shows high-level regions and lacks the detail you need for investment decisions.

How to Find Your Ideal Markets

Step 1: Filter by Location (Optional)

Click Location to narrow your search to specific regions:

  • Select areas like Glasgow (8 sub-markets), London Southeast (9 sub-markets)

  • Or search the entire UK

Step 2: Filter by Market Size

Use Listing Count to focus on markets of a certain scale:

  • Smaller markets: Under 1,000 listings

  • Medium markets: 1,000-5,000 listings

  • Large markets: 5,000+ listings

Step 3: Select Your Strategy

Choose one or more strategies that align with your investment goals. For example:

  • Select Year-Round Income if you want to avoid seasonality

  • Select Rent-to-Rent Bible if you're looking for strong rental arbitrage opportunities

  • Select Rising Market to find growth areas

The tool will filter down to markets matching your selected strategies.

Step 4: Add Demand Drivers

Refine further by selecting demand drivers. For example:

  • University - Target student accommodation markets

  • Hospital - Focus on contractor/medical staff demand

  • Coastal - Find holiday let opportunities

  • Airport - Target business traveller markets

Example: Combining "Year-Round Income" strategy + "University" demand driver shows 43 markets across the UK that match both criteria.

Step 5: Apply Additional Filters

Fine-tune your results using market scores and metrics:

  • Contractor Demand - Areas with high corporate/contractor presence

  • Rental Demand - Strong long-term rental markets

  • Market Score Range - Overall market quality rating

  • Seasonality - Filter by seasonal variation

  • Regulation - Consider licensing requirements

Viewing Results

List View - See all matching markets with their strategies and demand drivers displayed on cards

Map View - Visualise locations geographically. Click any area to view its card and key metrics.

Getting the Most Value

Combine filters strategically - Don't just pick one strategy or demand driver. Layer filters to find niche opportunities (e.g., "Supply Gap" + "Hospital" + "Year-Round Income")

Start broad, then narrow - Begin with the entire UK, then refine based on what you discover

Replicate success - If you're profitable in one market, use the tool to find similar markets across the country with the same strategies and demand drivers

Explore new strategies - Test strategies you've heard about from other investors by filtering for those specific criteria

Check definitions - Click any strategy or demand driver to understand exactly what it means before filtering
