When you link your Hospitable account, you gain the ability to seamlessly import all your booking and blocking information. This data undergoes daily updates, ensuring your account remains current. Additionally, by connecting dynamic pricing, you can automate your pricing strategy using daily, data-driven insights for an optimized and efficient approach to managing your listings for up to 365 days in the future.
Connecting to Hospitable
Prerequisites
The below prerequisites are only for listings that require dynamic pricing, if you are just monitoring your portfolio bookings and blocks will still be processed.
Before integrating Hospitable with your PropertyMarketIntel account, you must first make sure Airbnb's Smart Pricing is turned off for all of your listings on Airbnb. If Smart Pricing is enabled, your PropertyMarketIntel rates will not appear on your Airbnb listing(s).
On Hospitable, you must also set up a markup for each distribution channel for the PropertyMarketIntel sync to be successful. The markup you choose will depend on your particular Airbnb and Vrbo configuration and the way you want to differentiate the pricing for each distribution channel; you can enter a zero, positive, or negative number as your adjustment.
To set your Markup go to 'Settings' --> click on 'Preferences' --> Click on 'Properties' and enter a value in the field for each channel.
Step 1
Obtain your Hospitable Access Token, make sure you provide both 'Read' & 'Write' Permissions.
Login to your Hospitable account and click Apps at the bottom-left corner.
Scroll down and select API Access. Then, go to Access Tokens tab.
Click on '+ Add new' to generate a new token
Make sure ✅Read Calendar and ✅Write Calendar boxes are ticked.
Step 2
Click to copy the key then head to your PropertyMarketIntel account and click the "Add Integration" button on your Portfolio or Dynamic pricing dashboard. Select Hospitable from the menu, paste in your Access Token, and click "Connect". Watch the video below

That's it! You should now see your Uplisting listings on your PropertyMarketIntel dashboard. Head over to our Getting Started Guide or join one of our live onboarding training sessions during office hours to get a good overview of the system, and start reviewing prices. When you're happy with the rates on your calendar you can toggle the sync switches on for your listings and press the Sync Now button (at the account, group or listing level) or wait for our regular nightly sync.
Troubleshooting
Unable to get your listing details from Hospitable error
If any property settings have been changed within Hospitable you may get this error. This is because, whenever there is any change in Hospitable, a new property ID gets created.
You will need to import this as a 'new' property using the "Add your listings" button on your dashboard integration page. You can follow this guide on how to import new or updated listings from a current integration here. You can use this newly added listing to Sync and push prices to Hospitable and delete the older listing by following the steps mentioned Here
Markup missing on Hospitable (Dynamic Pricing Only)
When we send rates to Hospitable, we get an error from their side that says a markup was not set. This is a necessary condition from Hospitable's side for a sync to be successful.
Here are some details on a how to set your markups in Hospitable:
For each distribution channel (Airbnb, VRBO) a mark-up must be set-up in Hospitable for PropertyMarketIntel to sync prices. The mark-up you choose will depend on your particular Airbnb and VRBO configuration and the way you want to differentiate the pricing for each distribution channel
