Getting Started With The Valuations Tool

Here's how to use the Valuations Tool to Estimate Serviced Accommodation Earnings

Find out how much any property could earn as serviced accommodation with the Valuations tool. Whether you’re doing due diligence, preparing a proposal for a client, or managing/sourcing properties, this tool makes revenue estimates quick and straightforward.

Step 1: Enter the property's postcode in the search bar.

Step 2: Select the correct address from the dropdown.

Step 3: Input the number of bedrooms.

Step 4: Enter the number of bathrooms.

Step 5: Set the maximum number of guests the property can accommodate.

Step 6: Click Search to start your valuation.

Once processed, the tool displays key headline figures: revenue, average rate, and occupancy.

You’ll see a monthly revenue estimate, occupancy rate, and future ADRs (average daily rates).

Step 7: Scroll down to review the 12 comparable properties (“comps”) your valuation is based on.


Editing Comparable Properties

Fine-tune your comps to match the property more closely—helpful if the system-selected comps differ in key features (such as having a hot tub).

Step 1: Click Edit Comps on the right.

Step 2: Remove any unsuitable comps with the bin icon on the right-hand side of each property card.

Step 3: Use the Map to find alternatives by clicking on nearby price tags.

Step 4: Alternatively, use the List view. Apply filters to narrow down the options if needed.

Step 5: Add your selected comps with the plus (+) icon - this is present both on the the list view, and when you click into a price tag within the map to show the property card.

Step 6: When ready, click Regenerate Valuation at the top to update your results.

Your valuation then recalculates using your chosen comps.


Using the Deal Calculator

Back in the main valuation report, you can analyse the numbers in detail with the built-in deal calculator. Input all costs, from one-off investments to regular monthly expenses.

Step 1: Enter costs into the prebuilt boxes as needed.

Step 2: Add custom costs by clicking the button on the right.

Step 3: Name and define your new cost.

Step 4: Set up best case, base case, and worst case scenarios using the tabs at the top of the calculator. Adjust metrics like ADR and occupancy performance with sliders. This will provide you with a full spread of possible outcomes to inform clients or stakeholders.

Step 5: Save your cost setup as a template for reuse. Name it to recognise later.

Step 6: Next time, you can load saved cost templates instantly instead of re-entering details.


Reviewing Results and Exporting Reports

After inputting all costs, review the detailed 12-month financial projection. Get a breakdown of annual income, cost, returns, payback period, and ROI for one and three years. Monthly ADR and occupancy figures reflect real seasonal trends.

Step 1: Export your analysis as a branded PDF to share with clients and prospects.

Add a description, update your logo, and customise branding colours. Click Export PDF to download.

Step 2: Find all previous valuations saved at the front screen of the tool. Compare past and projected performance anytime.
