Build and Analyse Comp Sets with Property Market Intel

Property Market Intel’s Comp Set tool lets you create customised sets of comparable properties for quick analysis and ongoing performance tracking. It’s perfect for property managers, investors, and anyone needing deeper insights than standard valuation tools can provide. Here’s how to set up, analyse, and manage your comp sets.

Step 1: Go to New Comp Set to start building your group of comparables.

Step 2: Name your comp set and enter the property address.

Step 3: Set your preferred radius to define how far from the subject property you want to search.

Step 4: Choose the number of beds, baths, and guests to focus your search on relevant properties.

Step 5: Click Confirm to let the system pull matching comps in your area.

Step 6: Browse the results on the map and property cards. Click any card to view further details.

Step 7: To add a property to your comp set, click the plus (+) icon on its card.

Step 8: Edit your comp set anytime. Remove properties with the bin icon if they don’t fit your criteria.

Step 9: Review summary performance metrics like revenue, occupancy, and ADR for your comp set.

Step 10: When ready, click View Performance to dive into detailed analytics for your selected comps.

Step 11: Explore performance dashboards with revenue, average daily rate, occupancy, and RevPAR—plus see average trends.

Step 12: Click any data point to see which property it belongs to and analyse across all reports.

Step 13: Track how key metrics change over time, and export any chart as a JPEG, PDF, SVG, or CSV for sharing or further analysis.

Step 14: Use the card view to review comp details, photos, and 12-month performance, sortable by revenue, occupancy, or daily rate.

Step 15: Switch to map view to see the locations of selected comps relative to your own properties.

Step 16: Export your entire comp set performance as a PDF for easy reference.

Step 17: All created comp sets are saved automatically—you can revisit, edit, or rename them anytime.

Step 18: To get help or explore more guides, click the icon at the bottom right for customer support or documentation.

Comp sets make it easy to benchmark your property, understand local competition, and generate insightful reports—all within a single platform. Dive into the tool to make smarter investment and management decisions.
